January Market Update
When we wrote about this subject in November (see below) Cranbury was experiencing a market where two homes were selling per month and with 25 homes on the market it was a strong buyers market with 12 months of inventory. Well, here we are two months later and we are still selling homes at an average of 2 per month for the last year, but the number of homes on the market has dropped to 14. Thus the current market could best be described as normal since the inventory is now only 7 months.

Housing Market Update
There is currently a 12 month inventory of homes for sale in Cranbury township. There are only 25 homes available but at a rate of only two selling per month, it will take that long for the current listings to sell. The current average list price is $885,767 with the average sale price in the last year at $666,853. It has been taking on average 108 days for the homes that have sold to find a buyer. These statistics make it a buyers market in Cranbury.
